Eden Prairie Schools poised for possible federal grants

Minnesota poised to get major federal education grant. Experts say the state’s history of innovation in education give it a competitive edge in the race for a slice of the $4.35 billion stimulus pie. The Eden Prairie School System and Eden Prairie Real Estate stand to gain the benefits.

While the U.S. Department of Education has not given any indication of how many states might receive the money, experts predict that anywhere from 10 to 15 might get funding.

According to the Minnesota Department of Education, the money is being given to “encourage and reward states making dramatic education reforms.”

States have to show they’ve done work on, and have dramatic ideas to improve, teacher effectiveness, the data they use to track students, the rules and tests that govern what each student learns, and how states turn around struggling schools.

In 1991, Minnesota was the first state in the nation to allow charter schools, and many Minnesota districts also run Gov. Tim Pawlenty’s “Q Comp” program, which is meant to provide extra pay for the most effective teachers.

Minnesota also has education standards — rules that dictate what content students are taught — that are based on international standards. Many educators credit these standards with the state’s high performance when compared nationally and internationally in math and science.

Eden Prairie Real Estate Market Review

One of the many dire predictions done these past few months by many Eden Prairie Real Estate ‘bubbleologists’ out there - that is all those who indulge in the contemplation of bubbles in the Eden Prairie real estate market of all sizes and colors, whether real or imaginary, coming our way - was that by now real estate markets everywhere would be inundated and swept away by a tsunami of foreclosures of apocalyptic proportions.

The general rationale among those specializing in the fine art of staring at crystal balls (or perhaps at several empty bottles of rum) was that the steady increase in interest rates, the consequence of a tightening monetary policy implemented by the Fed since mid-2004, would have led by now to a collapse of the adjustable-rate mortgages (ARMs) market, since consumers could not possibly cope with the increased monthly payments. This, in turn, would dramatically increase mortgage defaults and foreclosures, with the end result that real estate markets everywhere would be flooded with excess inventory at deflated prices, thus causing markets to crash - the tsunami I was talking about for Eden Prairie Real Estate.

The Mortgage Bankers Association of America does not seem to share this particular vision of the end of the world. In its Economic Outlook update released in May 2006, the Mortgage Bankers Association of America (MBAA) pegs the ARMs share at 27 percent, down from the 36 percent peak of early 2005, an indication that many prudent consumers have locked in already. Likewise, the inventory of mortgages held by banks is virtually unchanged at 1,500 billions (aggregate nominal face value of mortgages, by dollars), the same level of 2005, suggesting that, rather than defaulting, consumers are ‘holding on’. And, finally, the rate of delinquency is at 4.38 percent, down from 4.70 percent in the final quarter of 2005, clearly another measure of consumers financial stamina, and an indication that banks were actually faring worse when real estate markets were doing better. The Buyers Boom!

This side of the cycle is the buyer’s boom, we just had the seller’s boom, and the same principles apply inversely.

While the modalities and the mechanisms will differ, it’s the boom inversed. We had a flurry of activity in 2005, people not wanting to miss the boat. The same is about to happen. As the price per SQFT goes lower. You will see more and more activity, much like 2005 when it was going up. Then we will have a shift.

The boom of a lifetime is in the works. That is, if you conform to the intricacies of the new market. The greater fools are gone, as are the people who preyed upon them. The new market is about value and hardwork. Kind of sounds like the ethics of our parents. If you are not happy with the money you are making, here is a way to do it. Get out of bed an hour earlier; go to bed an hour later. Working two hours more a day may be the difference. We are having sucess right now. Its due to that. Our wives have to make us stop working! Whats wrong with doing what you love to do?

Here is a little tidbit to make money, be under the average sale price and average price per SQFT in your market. Break the market down in 60 days blocks. The results will be telling. From 60 day block to 60 day block. The market is quite fluid right now.

2002 thru 2005, the seller’s held the all the cards. The buyers do now. If we have learned anything the last few years. it’s that, you can’t win by fighting the market! It’s basically swimming up a waterfall. It is of no use, you are much better swimming with the current.

This brings me to my point. The market is at best an emotional, wandering beast. It behaves within certain historical guides but each cycle is different in breadth and depth. As Real Estate Investors and Real Estate Professionals, it does not matter how the market behaves, its how we behave that decides our success.
